Terms
All bookings are subject to the following terms and conditions.
Minimum Stay 4 nights
Cleaning fee of $105 / £65 is charged if stay is less than one week.
Check in time is 4pm . Check out time 10am
Security Deposit
A security deposit will be required when booking the accomodation of $450/£250.
The security deposit will be will be returned within 3 weeks of you vacating the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents of excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.
Payment of Balance
The final balance is due 60 days prior to the date of arrival.
Cancellations
Up to 60 days prior to arrival the holding deposit and any other monies paid are fully refundable
If the rental is cancelled within 60 days, and we are able to rebook the property with other guests, a full refund will be given within 7 days. If we are unable to book the property to other guests, no refund will be given and all monies will be forfeited..
It is the responsibility of the signatory to ensure that the signed cancellation letter or E-mail reaches the owner.
The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).
Force Majeure
As with any other holiday, there maybe circumstances completely beyond our control and contemplation, in which the property might not be available for your booking. Examples of these circumstances include (but are not limited to ) destruction of or severe damage to the property. Such circumstances are referred to as Force Majeure. In the event of Force Majeure the owners will refund all monies paid. This will be the full extent of the owners liability to you in such circumstances, and they shall not be responsible for any other costs connected with any such cancellation, howsoever arising.
Smoking
For the comfort and safety of clients and guests, smoking is not permitted in the villa. Smokers may do so in the pool/patio area on the condition that butts are disposed of properly. There will be an additional charge if the client and or guest choose to ignore this condition of booking. By law the property is hardwired with smoke detectors and it is an offence to interfere or obstruct them.
Pets and Animals
Animals and Pets are NOT permitted in the home. This condition is strictly enforced.
Conduct and Consideration
The client must agree not to cause any annoyance to neighbours. Noise must be kept down to a reasonable level at appropriate times.
Party Size
Everyone occupying the property must be listed on the booking form, including small children. This is Florida State law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short term rentals in Florida . The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. Full occupancy of the villa is limited to 10 persons.
Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.
General
An adult must accompany persons under the age of 18. At no time should children be left in the property on their own.
We will not be liable for any loss or injury resulting from the use of the property or the pool.
Swimming pools are dangerous - the pool and spa are NOT to be used by children without adult supervision.
Please note that if pool heating is requested, the management company will switch it on the day prior to arrival.
All breakages, accidents or losses are to be reported to the Management Company as soon as possible. The client agrees to pay the full cost of any breakages, losses or damages to the property.
